Do You Need a Sponsoring Broker Before the California Real Estate Exam?

No. You do not need a sponsoring broker to apply for or take the California real estate salesperson exam. You may also receive the license without a broker, but DRE will issue it in non-working Licensed NBA status. Before performing any activity that requires a real estate license, you must affiliate with a responsible California broker and have that affiliation recorded by DRE.

California lets you qualify for the exam, pass it, and receive a salesperson license without first choosing a brokerage. If no responsible broker is attached when DRE issues the license, the record is issued in a non-working status. You hold the license, but you cannot use it to perform licensed real estate services until the affiliation is recorded.

Where the broker fits in the California sequence

    Complete qualifying education

    Real Estate Principles, Real Estate Practice, and one approved elective establish education eligibility. A broker signature is not required on the completion certificates.

    Apply for the examination

    Use the exam-only or combined exam and license route. DRE evaluates the applicant's qualifications, not a brokerage's willingness to hire the applicant.

    Take and pass the examination

    Exam admission depends on DRE approval and the scheduling rules. A responsible broker is not an exam-day document or testing requirement.

    Receive the license in working or non-working status

    On the license portion of the application, you may request working status with a broker's certification or non-working status without a broker.

    Perform licensed work only after affiliation

    The public DRE record must show the responsible broker before a salesperson conducts activities that require a California real estate license.

Licensed NBA does not mean the exam or license is invalid

It means the license exists but is not in working status. DRE's RE 292 status guide says a salesperson with Licensed NBA status may not perform acts for which a California real estate license is required.

RE 435 lets you choose working or non-working status

Broker ready

Select initial working status and complete the responsible broker or corporation section. The broker or licensed corporate officer must certify the affiliation. An office manager or another salesperson cannot sign in that role.

No broker yet

Select non-working status and leave the broker section blank as the form directs. DRE can still issue the license after you pass and satisfy every other license requirement.

The same practical choice appears after the exam-only route when you complete the RE 202 license application. The broker section matters to the initial working status, not to your right to sit for the examination.

Should you interview brokers before taking the exam?

You may, and an early conversation can make the move into working status smoother. It is a career choice, not an examination prerequisite. Keep study time protected and avoid signing with a brokerage merely because a recruiter says DRE requires a sponsor before the test.

Learn which business models interest you and build a short interview list. You do not need to commit.

After passing

Confirm the offer, written affiliation terms, fees, supervision, training, and start conditions before requesting working status.

Before licensed activity

Verify that DRE's public record shows the responsible broker. A signed agreement alone is not a substitute for the required license status.

A brokerage can recruit you, but it cannot authorize early practice

Do not solicit clients, negotiate transactions, take listings, represent buyers, or perform other licensed services merely because a broker plans to affiliate you later. This article answers timing, not the detailed line between licensed and unlicensed work.

How a later broker affiliation reaches DRE

Use eLicensing or Salesperson Change Application RE 214

DRE allows the salesperson and responsible broker to record the affiliation through eLicensing or the current RE 214 process. Commissioner regulation 2752 requires the responsible broker to notify DRE within five days after retaining a salesperson. Wait for the public license record to show working status and the correct responsible broker before performing licensed activity.

RE 435 requires a broker because it includes the license

No. The form expressly lets an applicant request a non-working license with no responsible broker.
