Bundle of rights

The collection of rights associated with ownership, including possession, control, enjoyment, exclusion, and disposition.

An owner may transfer or limit individual rights without transferring the entire fee estate. A lease transfers possession for a time, an easement grants a use right, and a deed of trust creates security. Thinking in separate rights makes encumbrance questions easier.
