Personal property attached to real property in a way that makes it part of the realty.

The tests are remembered as MARIA: Method of attachment, Adaptability to the use of the property, Relationship of the parties, Intention of the person attaching it, and Agreement between the parties. Intention is generally weighted most heavily. A trade fixture installed by a business tenant remains personal property and may be removed before the lease ends.
