Buyer cash and seller net at closing
Keep the buyer's cash requirement and seller's net separate, using assigned charges and credits.
- Seller commission under entered allocation
- $33,600.00
- Seller accrued property-tax share / buyer credit
- $3,156.16
- Buyer loan points
- $5,120.00
- Buyer cash due
- $125,963.84
- Seller net
- $256,243.84
Follow the arithmetic
Commission = 640,000 x 0.0525; accrued seller tax = 6,400 x 180 / 365; buyer points = 512,000 x 0.01. Buyer: price - loan + other charges + points - deposits/credits - seller accrued-tax credit. Seller: price - payoff - other charges - commission - seller accrued tax. Do not enter the same charge or credit twice.
Intermediate values keep precision; dollar results display to cents.
The formula and its assumptions
Buyer cash = price - loan + buyer charges - buyer deposits/credits; seller net = price - payoff - seller charges
Enter all amounts assigned by the exercise, including commission, points, taxes and prorations, in the appropriate charge or credit field. Do not assume a required allocation between buyer and seller. Cash due can be negative when applicable credits exceed the entered requirement; real closing documents and loan limits control. The separate commission, points and accrued-tax fields are added to the other charges. Exclude them from the aggregate fields to avoid double-counting. This model explicitly allocates commission to the seller, points to the buyer and seller accrued taxes as a buyer credit; these are the entered scenario, not universal allocation rules.
