Comparable-sale adjustments
Adjust the comparable toward the subject. Add for a subject feature the comparable lacks and subtract for a superior comparable feature.
- Comparable A net adjustment
- $9,000.00
- Indicated subject value
- $629,000.00
- Comparable B adjusted indication
- $630,000.00
- Comparable C adjusted indication
- $630,000.00
- Equal-weight comparison only
- $629,666.67
Follow the arithmetic
Comparable A: 620,000 + 18,000 - 9,000 + signed feature adjustments 0. Adjust each comparable toward the subject: add for inferior comparable features and deduct for superior ones. An equal-weight mean is shown only for comparison, not as an automatic appraisal reconciliation.
Intermediate values keep precision; dollar results display to cents.
The formula and its assumptions
Indicated subject value = comparable sale price + market-supported additions - market-supported deductions
Use market-supported contributory values, not automatically the original cost of an improvement. This worksheet assumes the transaction and other characteristics have already been analyzed. It is not an appraisal of a real property. Do not enter a feature adjustment both in the aggregate addition/deduction and a signed feature field. Comparable B and C use net adjustments. Appraisers reconcile evidence by relevance and reliability; the displayed equal-weight mean is not a required valuation method.
