Assemblage and plottage

Assemblage is combining adjacent parcels; plottage is the added value the combined site may create.

The two terms describe different parts of the same event. Assemblage is the act of joining parcels. Plottage is the resulting increment in value, if the larger site's utility and highest and best use support one.
