Delivery and acceptance of a deed

The acts that make a deed operative by showing the grantor's present intent to transfer and the grantee's acceptance.

Signing or acknowledging a deed is not enough by itself, and recording is not essential to transfer title between the parties. Delivery turns on intent and loss of the grantor's control. Acceptance is commonly presumed when the conveyance benefits the grantee.
