Quitclaim deed
A deed conveying whatever present interest the grantor has, if any, without implied title warranties.
A quitclaim deed can clear a potential claim or transfer an existing interest, but it does not guarantee that the grantor owns anything. A grant deed carries California's statutory implied warranties concerning prior conveyance and grantor-created encumbrances.
