Real property

Land, things permanently attached to it, and the rights and interests appurtenant to it.

Real property includes the land, improvements, many fixtures, and appurtenant rights. Personal-property transfers are commonly documented by a bill of sale; a bill of sale is not universally required to transfer every movable item. Whether an item became a fixture depends on attachment, adaptation, relationships, intent, and agreement.
