Real property

Land, things permanently attached to it, and the rights and interests appurtenant to it.

Real property includes the land, improvements, many fixtures, and appurtenant rights. Personal property is movable and transfers by a bill of sale rather than a deed. Whether an item became a fixture depends on attachment, adaptation, relationships, intent, and agreement.
