Steering
Directing prospective buyers toward or away from neighborhoods based on a protected characteristic.
Steering can occur through listings shown, areas recommended, or comments about who lives in a neighborhood. Even a statement presented as factual can unlawfully influence housing choice. A licensee should provide equal service and objective property information, then let the consumer evaluate independent public resources rather than characterizing a neighborhood for a protected group.
