Subagency

An agency relationship in which a cooperating broker acts for the principal through the principal's original agent.

Subagency differs from buyer agency because, in a seller-side subagency, the cooperating broker's fiduciary loyalty runs to the seller rather than the buyer. Determine the relationship actually authorized rather than inferring agency solely from cooperation or the source of compensation.
